ABSOLUTELY NO TEXTS/SMS, please!!!

Don't waste your time and mine by asking 'Is it still available?' !

(I'll remove this advert as soon as the accommodation is not available.)

Clean and reliable NON-smoking singleton or couple who are house-proud and hygienic to share long-term a warm and snug three bedroom flat with a large living room just twelve minutes drive over the Erskine Bridge and the M8 to Glasgow Airport at £59 per week per person/room.
In the other direction, Loch Lomond is just minutes away by dual carriageway.
Fast fibre internet 39-46Mbps down, 9.6Mbps up.

I've just been asked a question I didn't anticipate: "Do I have to share a room?"
They presumably thought the rent was too cheap, but the answer is "NO! Not unless you want to and the other person consents!"
(It's the flat you're paying rent of £59 per week to share - not individual bedrooms.)

The whole flat is double glazed with gas-fired central heating and good insulation with warmth also coming up from the 10 floors below - so few places are cheaper to heat. You'll enjoy great views from its eleventh floor over the adjacent Dalmuir municipal golf course, Dalmuir Park, Dalnottar hills and Erskine Bridge over the River Clyde and this good-sized flat has fitted carpet throughout - except for the kitchen, bathroom and separate WC.

Please read ALL of this advert - right to the very bottom if you want great value, comfortable accommodation - so you do not waste your own time with an inadequate response that does not include your contact phone number (s) or that includes any version of the redundant question "Is this still available?" !

Littleholm Place in Dalmuir has the leafy Duntocher Burn running past its private parking and the flats in this well-maintained 15 storey block with secure entry system have been recently refurbished with noise insulation. (This cladding is NOT inflammable - no towering inferno here!)

The larger bedroom has a built-in wardrobe, Queen-size bed and bedside cabinet. All 3 bedrooms are at least 12 feet long and wide enough for Queen-size beds but the kitchen is very compact.

Plenty of off-street parking is available and the two lifts and secure entry have, for years, been kept very clean by a conscientious caretaker.

Recently decorated, all windows have curtains and/or blinds. The kitchen has a gas cooker, new 'fridge-freezer, new front-loading 8+6kg A class washer-dryer, microwave oven, toaster, electric kettle and kitchen utensils. The fifteen feet square living room has a dining table + 4 chairs and a 55 inch 4K smart TV.

This eleventh floor flat is on a major bus route into Clydebank so buses on routes 1 The One, 757, X22, 1D, 1A, 1B and 1E arrive and depart every 10 minutes with the last bus at 23:22 Monday to Saturday and 22:50 on a Sunday.

This flat is within the Glasgow City Zone for First travel bus passes. This means you can travel as much as you like on all First Glasgow buses for £12.38 per week within the Glasgow City fare zone (which extends as far south-east as East Kilbride) or £15 per week within their whole Glasgow network (as far out as Loch Lomond, Kilsyth, Cumbernauld and Wishaw). These monthly passes are also valid on First Glasgow Night Bus services.

Dalmuir Railway Station is the same distance away as Dalmuir Library: 850 yards and offers a 10 stop service to Glasgow Central Railway Station in 22 minutes with around 228 direct trains per day and the fastest connection just 15 minutes. In the other direction, there's a 6 stop service to Balloch at the foot of Loch Lomond in 22 minutes or a 6 stop service to Helensburgh Central at the foot of the Gare Loch in 24 minutes in the other direction. The last train to Glasgow is just before midnight with the Caledonian Sleeper service at 23:52 (that arrives in London Euston at 07:49 the next morning). The cheapest SPT 3 ZoneCard (including rail travel as far south-east as Rutherglen) works out at £20.70 per week. (The SPT ZoneCard is a flexible season ticket for unlimited* travel by ScotRail, Subway, most buses, and some ferries in the Strathclyde region.)

I hope you'll appreciate that, when I placed this advert, these rooms were the cheapest in the whole of Scotland advertised - never mind in its largest conurbation. That's my deliberate choice so I can choose only people who can show evidence that they can pay the rent on time and cause no problems and look after my home long-term.

Rent of £59 each is payable each week in advance by bankers standing order. (I remain responsible for paying the council tax, sewage charge, water charge and colour TV licence but you'll need to pay about £2 per week to the kitty for unlimited fibre broadband.)

*** Performance surety of £400 and 2 weeks rent in advance payable BEFORE you get keys***

I have taken the time and effort to give you the information you need to make an informed decision - now go to a desktop computer and take some care to tell me what I need to know rather than just wasting your time and mine by not including a phone number but instead just asking some redundant variant of "Hi, is this still available?" (I'll remove the advert when it's not).
If you can't be bothered to carefully send me ALL the details I require (including your contact phone numbers), then I won't phone you to progress matters!

Please now send me a carefully-crafted initial message to 1944collins with your
a) FULL name as it appears on your passport or driving licence
b) any biographical information that you think will influence my choice - including how long you wish to live in the flat and whether you are a singleton or a couple and whether you need just one, or more rooms
c) your email address in the body text of your message (that may get lost) if you have not been able to decipher my email address and emailed me directly
d) date(s) and place(s) of birth
e) MOST IMPORTANT: a telephone number that will actually be answered (and not continuously go to an answer machine - or the exact time and date to ring) so I can phone you to arrange a prompt viewing.
[ Regard these instructions as a crude sort of intelligence test to weed out the wallies and those that can not comprehend and comply with simple instructions written in the English language. ]

Note: I don't just need non-smokers able to pay the (small) rent and keep things sanitary - I also need your BRAINS - so prove that you can write a lucid email in English with ALL the information I specify above so I can prepare our written agreement in duplicate.

Latitude and Longitude of this flat to view on Google maps: 55.917629, -4. [phone removed](Google street view has outdated images from 2 years ago before my block was completely refurbished).
