First of all, not complete property. I live in a 4 bedroom 3 bathoom house in a nice part of Purley/Sth Croydon, close to all transport links, and a nice park. Most of the time you would have the first floor to yourself, apart from my occasional overnight guest who would sleep in the guest bedroom.

Ideally I'm looking for a single housemate, but would consider a mature (30+) couple for a little bit of extra rent.

I'm a young at heart, healthy and fit divorced man in my 70s, and I'm clean and tidy and would hope for the same from you (in the kitchen anyway)!

A few years ago I bought, extended and completely renovated a 4 bed. 3 bath house in Sanderstead/South Croydon (Tax Band F). It's situated in a nice residential area with convenient transport links.

I'm out most days playing golf over the road, have a GSOH and am looking for a housemate to help pay the bills and maybe provide a bit of occasional company - the last bit being entirely up to you of course!

As I live downstairs, you would normally have the whole top floor to yourself apart from my occasional overnight guest. You would have a large (6m x 2.7m o/all) bedroom with double bed, loads of storage and a nice en-suite shower room with toilet and vanity unit. This forms part of a new extension built 13 years ago and has non-overlooked views over the garden.

You would also have for your exclusive use a good sized lounge/diner/office (3.8m x 3.4m) with extensive views from a large picture window. It has two cream leather settees, small dining table, bureau, computer desk, large flat screen smart tv, freeview recorder box, stereo system, etc.

I'm happy for you to have occasional use of the large bathroom next door and, subject to availability, my spare double bedroom for the occasional overnight guest, all of which are on the first floor.

Downstairs the two of us would share a luxury kitchen with American fridge/freezer and dishwasher, all the usual gadgets, and the use of a washing machine and separate tumble drier. You would also have the shared use of a nice secluded garden and there are no parking issues.

I am looking for someone who is tidy, quiet, friendly and considerate. My preference would be for a professional non-smoking lady, as they tend to be tidier and quieter. Sorry lads!.

The location is excellent being in a good quality residential area (the house next door is worth c. £1.5m), but with close links to transport. Sanderstead and Purley Oaks stations are under 10 minutes walk with a 20 minute journey to Victoria or London Bridge. Gatwick is about the same, and buses to Purley, Croydon, Caterham, Coulsdon and Redhill are very close by. There is a nice park and gardens only 4 mins walk away.

I am asking for £1150 pcm for a single housemate, or maybe £1300 for a couple including all bills and Wifi but not phone. I will need a £1000 deposit and the usual references., and can provide my own. I can offer a flexible contract with a minimum term of 6 months but preferably long term.

I have had three previous housemates, the first a 23 year old girl was with me for over 3 years, and moved to Yorkshire. followed by another young lady who was with me for nearly seven years, and has returned to her home country – South Korea - so I must have been quite a nice landlord ;) For the last 3 years I have been hosting a lovely young Ukranian couple who are sadly leaving me to buy their own house. I am happy to provide references from them about me and what I'm like to share with.

The rooms are available as from 18th November, but can be viewed before then.
