A large double room on the top floor with lots of space and storage.

Currently undecided on if I need to keep or sell the furniture in the room, depending on my next living situation, but please feel free to ask.

Large 4 bedroom house

Features include:
- Three floors (my room is on the top floor)
- Three bathrooms (two showers)
- Large living room, front room and a small office room (although one of the flatmates use this)

Rent/bills

- Rent: £1,137pcm
- Deposit: £1,313
- Bills: approx £100pcm (gas/electric however can vary depending on winter/summer periods)

Location

Tooting Bec/Balham area, great transport links:
- Less than 10 mins walk to both Tooting Bec and Balham station (Northern Line)
- Loads of great pubs, restaurants and markets nearby (Balham high street & Tooting Markets).

Housemates

3 guys (26–32). All very nice, sociable and sporty (running/gym/padel)

Looking for someone to replace me end of Feb/start of March as I am moving in with my girlfriend. Our tenancy is up to mid August 2026, with an option to extend for another year
