Holding Fee: A holding fee is required to secure the room. This will be deducted from your first month’s rent once the tenancy begins.

Referencing: After receiving your holding fee, our external referencing agency will get in touch to guide you through the process. This includes a credit check, employment/income verification, and right to rent check (as required by law).

Guarantor: A UK-based guarantor is required as part of the application.

Security Deposit: A refundable deposit will be registered and protected with the Deposit Protection Service (DPS). This will be returned at the end of the tenancy, minus any agreed deductions for damages or unpaid rent.

Or choose Reposit – a no-deposit alternative:
Instead of a traditional deposit, you can choose Reposit, where you pay a non-refundable fee equivalent to one week’s rent. This gives you more flexibility while still protecting the landlord.
